New Construction Inspection

Are you building your dream home? Or, perhaps, you located one already in the process of being built that you would love to purchase? What could go wrong? After all, it is brand new construction. Do not be naïve, however. It is not uncommon at all to catch mistakes made by carpenters, plumbers, electricians, HVAC technicians, etc. who overlooked something or lacked the expertise in their own line of work to do their job properly. For a fraction of the cost you will be paying for the home itself, getting a new construction inspection will ensure that your home will be safe, functional, and move-in ready on the day you make your purchase. Areas covered in our New Construction Inspection include: Structural Systems, Exterior System, Roofing System, Plumbing System, Electrical System, Air Conditioning and Heating System, Interior System, Insulation and Ventilation System, and Built-In Kitchen Appliances.

After completion of the physical inspection, we will review the findings with you and/or your agent, so you know exactly what to expect from the home you are having built. We will also provide an inspection report (typically within 24 hours) which details everything we found during our physical inspection. Lastly, the inspection report software we use has the ability to produce a Create Request List™ (CRL). The CRL contains items pulled directly from the inspection report that you can highlight for repair or replacement. Post-Purchase Inspection

Did you already close on a home? Were you unaware of the importance of a professional home inspection? It is okay... Like the adage goes, "Better late than never." While you can no longer back out of a purchase or renegotiate pricing, a post-purchase inspection still has many benefits. If the home is new construction that comes with the typical one-year warranty, a home inspection can allow you to bring findings related to the fit and finish of the home, as well as repair or replacement of major systems and appliances, to the home builder. As long as the home is still under warranty, they are required to repair or replace said issues that are found during a post-purcahse inspection. If the home is an older home that is not under any kind of warranty, a post-purchase inspection is vital to know where the home stands (literally), allowing the homeowner to make preparations for any necssary repairs, find hidden safety hazards, and ensure that major systems are in proper working condition. Areas covered in our Post-Purchase Inspection include: Structural Systems, Exterior System, Roofing System, Plumbing System, Electrical System, Air Conditioning and Heating System, Interior System, Insulation and Ventilation System, and Built-In Kitchen Appliances.

After completion of the physical inspection, we will review the findings with you to offer a clear picture of how things are in the home that you already purchased. We will also provide an inspection report (typically within 24 hours) which details everything we found during our physical inspection. Based on these findings, you will know if any systems and/or components are in need of repair or replacement. If so, you can then contact licensed professionals to have necessary work completed on the home. As Benjamin Franklin famously said, "An ounce of prevention is worth a pound of cure." Do not put off getting a home inspection, even if it is after your home has been purchased.

11-Month Warranty Inspection

Did you purchase a new construction home and the one-year warranty will be ending soon? An 11-Month Warranty Inspection is a good idea to have performed before the new construction warranty expires. This inspection will check all major systems and components of the home to look for any defects in workmanship or materials before the builder is no longer responsible. It is especially helpful to find issues like appliance problems, leaks, settling cracks, sticking doors or windows, etc. that often do not appear until after settling into the home for some time.

This inspection is ideally done in the eleventh month, however, it can be conducted at any time before the one-year warranty expires. It can also be conducted regardless of whether or not you orginally had a new home construction inspection with us. However, we do offer a discount on this inspection if you had your original new construction inspection performed by us, as well. Areas covered in our 11-Month Warranty Inspection include: Structural Systems, Exterior System, Roofing System, Plumbing System, Electrical System, Air Conditioning and Heating System, Interior System, Insulation and Ventilation System, and Built-In Kitchen Appliances.

After completion of the physical inspection, we will review the findings with you and let you know if there is anything that you need to bring to the builders attention before your one-year warranty expires. We will also provide an inspection report (typically within 24 hours) which details everything we found during our physical inspection. Lastly, the inspection report software we use has the ability to produce a Create Request List™ (CRL). The CRL contains items pulled directly from the inspection report that you can highlight for repair or replacement and provide to the builder to have completed. This feature saves time, eliminates extra steps, and is included for free as part of your inspection purchase.

Annual Home Inspection

What is an Annual Home Inspection? We offer our Comprehensive Home Inspection as an annual, recurring inspection. Our company will come out each year and inspect all of the main systems and components of your home. Routine home maintenance inspections can help you catch potential problems before they become costly repairs. This can save you money in the long run, and it can also help to keep your home safe and comfortable. Additionally, we can change the disposable air filter on your HVAC system for you while we are there, and replace your smoke and carbon monoxide detector batteries, as well! You will also have records of yearly home inspections, detailing the care you have taken for your home, which you can show to prospective buyers should you decide to ever sell your home. An additional perk of our Annual Home Inspection is that you will receive our Repeat Customer Discount on each subsequent home inspection (after the first one is completed). Areas covered in our Annual Home Inspection include: Structural Systems, Exterior System, Roofing System, Plumbing System, Electrical System, Air Conditioning and Heating System, Interior System, Insulation and Ventilation System, and Built-In Kitchen Appliances.

After completion of the physical inspection, we will review the findings with you. We will also provide an inspection report (typically within 24 hours) which details everything we found during our physical inspection. Based on these findings, you will know if any systems and/or components are in need of repair or replacement. If so, you can then contact licensed professionals to have necessary work completed on the home. As Benjamin Franklin famously said, "An ounce of prevention is worth a pound of cure." Do not put off signing up for an annual home inspection; it can save you a lot of money catching a small issue before it snowballs into a larger problem.

Specific System(s) Inspection

At Home Run Inspections we offer standalone, specific system inspections. This type of inspection is not a complete home inspection, but rather an inspection of a specific system(s), in particular, that needs to be inspected. For example, if you are planning any renovations or repairs and need us to inspect the progress, before or after, this type of inspection could be useful. An inspection of a specific system(s) could also be useful if you would like to know the condition of a particular system(s) of the home...whether in good condition or in need of maintenance. Deferred maintenance is a bad habit that some homeowners fall victim to. It is important to get issues corrected as soon as possible to avoid additional problems down the road. A few dollars spent now can save a lot more later on. You can schedule a Specific System(s) Inspection from the following systems we inspect: Structural Systems, Exterior System, Roofing System, Plumbing System, Electrical System, Air Conditioning and Heating System, Interior System, Insulation and Ventilation System, and Built-In Kitchen Appliances.

After completion of the physical inspection, we will review the findings with you. We will also provide an inspection report (typically within 24 hours) which details everything we found during our physical inspection. Based on these findings, you will know if the particular system(s) inspected and/or their components are in need of repair or replacement. If so, you can then contact a licensed professional(s) to have the necessary work completed.

If you are in need of an inspection for a specific system(s), please contact us to obtain a quote and/or schedule an inspection appointment. You can call or text us at 337-567-9697, or you can e-mail us via our Contact Us page, and we will respond promptly. Note: This type of inspection is not available on our online quote or scheduling page.
