Whether you’re purchasing a home that has had previous ownership or you’re building a brand new home, getting a home inspection is extremely important. Purchasing a home may very well be the largest investment you make in your lifetime and it is crucial that you protect that investment by hiring a licensed professional to inspect the home before making a commitment to buy it. You would not want to find out that the home you plan on purchasing has unforeseen problems or hidden defects only once they arrive and after you have signed paperwork and taken out a mortgage on the home. New construction homes are no different. You may think because it is being built brand new that there is nothing to worry about, but this could not be farther from the truth. It is not uncommon at all to catch mistakes made by carpenters, plumbers, electricians, HVAC technicians, etc. who overlooked something or lacked the expertise in their own line of work to do their job properly. For a fraction of the cost you will be paying for the home itself, getting a home inspection will ensure that your home will be safe, functional, and move-in ready on the day you make your purchase.
You can get your home inspection completed in four easy steps:
Step 1: Schedule an appointment in our Online Scheduling Portal
Step 2: Receive the pre-inspection agreement to review and sign
Step 3: We will meet with you and/or your agent at the property on the scheduled date and time to conduct the home inspection
Step 4: A comprehensive inspection report will be custom created and sent to you after your home inspection is completed
Please click here to go to our scheduling page. You will be presented with a list of available days and times you may select for an inspection can be completed.
A home inspection generally takes anywhere from 2-3 hours to complete. However, it could take longer for various reasons, especially due to the size and/or age of the home. The bigger or older the home is, the longer it should take to complete the inspection. A general rule of thumb is one hour per thousand square feet.
If you are the buyer, please have your agent request to the seller or seller’s agent to help prepare for the inspection by doing the following below. If you are the seller, please have the following done before your inspection appointment:
1) Have all areas of the home accessible, including any areas that may be locked (gates, doors, attic, electrical panel, etc.).
2) Remove any objects/clutter inside or outside the home that may hinder the inspection or block access to systems and components that need to be inspected.
3) Any animals should be removed from the premises or locked up outside the home.
4) Make sure that all utilities are turned on so that they can be properly inspected (water, electric, gas).
5) Replace any burnt out light bulbs.
Yes, we are licensed by the Louisiana State Board of Home Inspectors and follow the standards of practice they set forth. These standards state what is to be inspected and what is not to be inspected. A copy of the most recent LSBHI Standards of Practice will be sent to you when you schedule your inspection.
After the inspection is finished, a customized report will be created for you. This part of the process will take time to complete, as well. Clients can expect their inspection report within 24 hours. However, there could be extenuating circumstances on occasion that delay the delivery of the inspection report just a bit longer.
